Guidelines/By-Laws

To enhance property values and favorably affect the quality of living in our community, the By-Laws, Articles of Incorporation and Restrictions contain certain regulations and limitations which are enforced by the Officers and Board of Directors. Please cooperate in observing these rules. For your information and guidance, here is an abridged version of the full text of the by-laws .

  1. Before owning or leasing property in Terra Tranquila, a person must have been accepted as a member of the Terra Tranquila Improvement Association.
  2. No trade, business, manufacturing process or profession may be carried on at any residential location.
  3. Fences athletic or recreational equipment and additions or attachments to existing buildings or alterations may not be erected or installed until a drawing and specification of such proposal have been approved by the Architectural Control Committees of Terra Tranquila Improvement Association and Boca Del Mar Associates.
  4. Clotheslines visible from the street, canal or neighboring properties are not permitted.
  5. Home sites must be maintained in keeping with the standards of the Association. This includes neatly trimmed lawns, shrubs’ and trees, clean roofs, houses and driveways painted and in good repair, and an absence of trash and debris.
  6. Dogs and cats must be leashed and are prohibited from committing a nuisance on lawns, walks, driveways or other property of neighbors.
  7. Motor vehicles, other than passenger cars, may not be parked in Terra Tranquila except in the garage.
  8. Garage doors should be kept closed. Overnight parking of automobiles not placed in a garage should be on one’s driveway. No overnight parking on the Street or swale is permitted..
  9. Boats on trailers will not be permitted within the subdivision.
  10. Refuse placed at the curb for pickup by the County Sanitation Department should not be deposited there before sundown of the day preceding scheduled pickup.
  11. All residents are urged to observe speed laws and other safe driving habits while driving through the subdivision.
  12. Dumping of garden cuttings, trash or other debris in the canal and common area is prohibited.

THE DEED RESTRICTIONS OF TERRA TRANQUILA ARE ALSO SUBJECT TO THE DEED RESTRICTIONS OF BOCA DEL MAR. WHERE A RESTRICTION MAY BE AMBIGUOUS OR CONTRADICTORY WHEN COMPARED WITH THE OTHER ENTITY’S RESTRICTIONS, THE MORE STRINGENT RESTRICTION WILL PREVAIL.
